Nonresidential acceptance testing, scoped before it becomes urgent
Lighting controls and mechanical acceptance testing documented on the NRCA forms — the last gate before a certificate of occupancy, and the one most often left unscoped.
Why this delays projects
Acceptance testing happens at the very end of a nonresidential project, after the systems are installed and commissioned. Because it sits at the end, it is regularly left out of the programme entirely — and then discovered during closeout, when the project is already trying to hand over.
The tests themselves are not difficult. The problem is scheduling a certified technician at short notice, and the remediation time when a system fails and has to be corrected and re-tested.
What gets tested
- Lighting controls — occupancy sensing, automatic daylight controls, automatic shut-off, demand response capability
- Outdoor lighting controls — scheduling and motion response
- Mechanical — outdoor air ventilation, economiser operation, demand control ventilation, variable-flow controls
- Controls — automation system programming and verified sequences of operation
Scope it at design stage. When we produce your NRCC documentation we identify every acceptance test the design will require, so it can go into the construction programme rather than surfacing as a surprise at closeout.
