Three compliance domains, one submittal
Nonresidential compliance splits into envelope, mechanical and lighting, each with its own documentation and its own opportunities to fail plan check independently of the others. Indoor and outdoor lighting are treated separately, and process loads apply to specific occupancies.
Tenant improvements are their own discipline. The scope of what triggers compliance in a TI is frequently misjudged — sometimes far wider than the team expected, occasionally narrower, and either error is expensive.
Acceptance testing is not optional
This is where nonresidential projects most often lose weeks. Lighting controls and mechanical systems require acceptance testing before a certificate of occupancy is issued, performed by appropriately certified technicians and documented on the NRCA forms.
Because it happens at the very end, it is routinely left unscoped until the project is already trying to close out. We identify the required acceptance tests at the documentation stage and schedule them into the programme instead. More on acceptance testing →
